Barberry delivers Widem Logistics deal at £20m warehouse

Commercial property developer and investor Barberry Industrial has secured a deal with an international logistics company after completing its £20 million flagship mid-box warehouse development at Tournament Fields Business Park in Warwick.

Widem Logistics has agreed a 15-year lease on the 92,246 sq ft Grade A warehouse, known as Barberry Midbox 92, marking a significant deal at one of the West Midlands’ prime logistics locations.

The deal follows the scheme’s recent practical completion, with the high-quality occupier secured shortly after handover of the development.

Located at Junction 15 of the M40, the building has been delivered to a best-in-class specification, targeting EPC A and BREEAM Outstanding. Sustainability features include electric vehicle charging points, rooftop solar PV, enhanced staff welfare facilities, outdoor basketball court, outdoor gym, green roof structure, bike repair pod, bug hotel, hibernacula, and landscaped green areas.

Barberry development director Jonathan Robinson said: “Securing a 15-year lease with Widem Logistics is a fantastic result for Barberry and a strong endorsement of both the quality of this scheme and its prime location at Tournament Fields of J15 M40.

“The fact that a high-quality occupier has been secured so quickly following practical completion underlines the strength of demand for best-in-class, sustainable industrial and logistics space across the Midlands. Midbox 92 has been designed to meet the evolving needs of modern businesses, and we are delighted to have secured a long-term occupier for the building. It is also one of three BREEAM outstanding warehouses within a 30-mile radius of the site.”

Russell Green, UK managing director of Widem Logistics, said: “This new facility at Tournament Fields represents an important step in Widem Logistics’ continued growth in the UK. The building’s high specification, excellent connectivity and strong sustainability credentials make it an ideal fit for our operational requirements.

“It’s been refreshing to partner with Barberry on this development. The approach and flexibility was extremely well received and made this transaction seamless for us. We look forward to establishing a long-term presence in Warwick.”

Barberry worked with Savills and Waring & Co as their retained agents on this scheme.

Christian Smith, director of Savills said: “Barberry has delivered a best-in-class scheme at Tournament Fields, and it’s no surprise to see it attract an occupier of this calibre. Both the park and Barberry Group continue to set the benchmark for quality logistics accommodation in the region.

Bill Wareing, of Wareing and Co, said: “Having been involved in the Tournament Fields Business Park for over 20 years, I am delighted to see the completion of the final plot on this 50-acre quality business park to an established distribution company.”

Widem Logistics is an international logistics provider that handles every shipment with care. With its own warehouses and dedicated fleet operating all over Europe, it offers a comprehensive approach to transportation, customs, retail distribution, and (e-)fulfilment. Through a dedicated contact person, customers benefit from complete control, flexibility and personal service across the entire supply chain.

Barberry acquired the final remaining plot at the front of Tournament Fields Business Park and secured reserved matters planning permission from Warwick District Council before commencing development last year.

Tournament Fields Business Park is home to a number of international occupiers, with the Barberry scheme occupying a prominent position at the entrance to the park, offering immediate access to the M40 and strong connectivity across the Midlands and beyond. Wareing & Company and Savills acted as joint agents on the scheme.

Barberry has a 3.6 million sq ft industrial and logistics development pipeline with a gross development value of more than £650 million, alongside a growing income-producing commercial portfolio. The company also controls 520 acres of strategically located residential and employment development land, with capacity to deliver 3,500 new homes.
